31 North Real Estate Investors, LLC, is the company’s commercial property division. We focus upon opportunistic acquisition and development activities primarily in the southeastern USA.
Our team draws from deep experience in both commercial real estate finance and development in its selection of sites; entitlement, planning and engagement of construction services; procurement of debt financing and the assemblage of equity investment partners; development and construction management, and asset management services on behalf of the company and third-party investors.

DEVELOPMENT AND ACQUISITIONS
We engage in the ground up construction of hotels, mixed-use projects anchored by hotels, as well as climate controlled self-storage.
Our preferred approach is to partner or joint venture with additional developers to bring scale to projects that are unique and destination-oriented. In particular, when we develop a hotel asset or mixed-use project, our focus is on targeting situations where true design architecture can be deployed to create memorable and desirable experiences for the users.
We target selective self-storage development opportunities because we believe in the long-term viability of the asset class and its risk/return profile. Through our relationship with two major self-storage REITs, we identify southeastern markets underserved by Class A climate controlled storage space and exploit those gaps.
Our overall development strategy is defined by building institutional-quality developments for our account (or in investment partnerships) for intermediate- and long-term hold periods.
When considering acquisitions, we typically focus on hotel, life-style retail and self-storage assets but we also favor properties with in-place triple net or net lease structures such as industrial and stand-alone office and retail. We also pursue niche property types and special situations.
